Building Surveys and Snagging Services

Purchasing a property is likely to be one of the largest investments you will ever make. Prior to entering a legal commitment to purchase or making the final payment, the best way to enable you to minimise any potential risks and to make a properly informed decision, is to have your own independent survey.

Surveys are a kind of 'health check' for buildings. If you’re buying a finished property or would like to have your “off plan” property inspected, you should arrange for a survey to be undertaken to find our if the quality and finish correspond to what the seller/developer is claiming. From our experience a lot of new property owners have realized that a survey can actually save them money and relieve the stress involved in the buying process.

If there are serious construction problems, you can often re-negotiate the sale price of the property to reflect the cost of necessary repairs or you may even decide not to buy at all. For “off plan” purchases it is always good to know if the property has been finished as per the specifications set in the contract.

Once you book and pay for this service, we will get in contact with the developer and schedule the visit to the property.  Once onsite, we will inspect all parts of your property taking photographs of the problematic places and unfinished works as well as photographs of the premises to give you an idea of what they look like. If the property is furnished, we can also do an inventory check of what's there and let you know of any missing or defective items.  We will then compile a report and a snag list in English and send you an electronic copy, along with all photographs, within 3 days of our inspection. We will also prepare a snag list in Bulgarian for the developer so that all works can be fixed and completed in a timely manner.

For clients who have also booked a follow up check, we will stay in contact with the developer and await confirmation that the works have been completed.  Once we have this written confirmation, which is usually 2-4 weeks after the initial inspection, we will schedule the second check to make sure the snags have been rectified.  This second visit will be followed by a compilation of a follow up report showing photos of the before and after state of each defect along with our comments. The charge for the second inspection will be 50% of the price of the initial inspection.

We are also able to offer a package of 2 inspections plus a DVD walk of the property.  The DVD walk is an excellent tool to help you visualise the property and surroundings and will give you a feeling as if you have been there yourself.  At a later point of time, this DVD walk can be used as a marketing tool for the rental of your property.

Thermographic Home Survey 

Thermography is a method used to detect and record heat in pictorial form. Objects generate a particular intensity of heat that cannot be seen by the human eye.

Infrared cameras measure and record this heat and produce an image.  This valuable information is then analysed to assess the objects condition. Once this information has been assessed a report will be compiled which advises the customer of any areas that need to be investigated.  This type of survey is particularly useful for building maintenance  such as roof and wall heat loss, water ingress, roof leaks,  insulation breakdown and mould.  Once the problem has been identified, it will be fairly easy to rectify the defect as in most cases the challenge is to diagnose the issue.  Click on the following link to see a video of the service.For pricing, plnease refer to the PRICES page.

 

Geodetic and Land Survey Services

We employ licensed land surveyors who are qualified to consult you in various aspects such as total geodetic measurements for construction work, cadastre and urban planning.   Our land surveyors can help you with GPS measurements, cadastral surveys, setting-out surveys, implementation of urban planning regulation schemes, control of construction works, monitoring deformations of engineering facilities, etc. 

Here is a more detailed description of the services:

  • Geodetic Measurements: total geodetic measurements for construction work, cadastre and urban planning
  • GPS Measurements- real time kinematic measurements and tracing
  • Tracing- tracing of buildings, fences, plot borders, axis points, tracing during construction, transferring of construction level
  • Designing- developing leveling plans, developing surface grading design, urban planning (change of property borders, partition of property, seperation of actual part), tracing plans
  • Construction works inspection- "Protocol for fence and building line", measurements for deformations and intolerable aberrations, measurements for control of elevation crest, elevation cornice, etc.

Architectural and Interior Design Services

We have a qualified architect on board who is an expert in architectural and interior design.  We can offer you a full service consisting of site visit, detailed measurement, drawing of the layout and dimensions, discussion of client needs, floor plan configuration, selection of materials and suppliers, rendering and materials layout, products layout and costs.  We can also recommend contractors for the works and supervise the execution.

Property Valuations

As we live in crisis times many Bulgarian real estate owners are interested to know what the current market value of their property is.  Having the valuation in your hands will answer a number of questions such as:

- how much have I made on my investment

- what is a fair resell price

- can I raise a mortgage to cover the oustanding payments on the property

The valuation will be performed by a valuator licensed by the Bulgarian Privatisation Agency.  We currently provide this service nationwide for a cost of only EUR 200.  The fee includes the tranlsation of the document in English so you will receive both the Bulgarian original and the translation.  Click here to see a sample of the valuation report.

Property Measurement Service

We are now officially advertising a service which we have done for several of our clients who were in doubt whether their property was the size which they have paid for.  The statistics show that in the majority of the cases the property is smaller than what is stated on the preliminary contract or the notary deed.  Although the law is that the actual area can vary by 10%, in many cases units are smaller by 20 even 30%.  Imagine the monetary meaning of this difference when most investors have bought at price levels of EUR 1200 per sq.m. and above.  We have helped several of our clients successfully sue the developer and get their money back.  Let us know if you want us to measure your property!  Note that this service is cirrently only offered for the Sofia and Bansko area.  Click here to see a sample of an Autocad drawing which you get after the measurement.
