Purchasing a property is likely to be one of the largest investments you will ever make. Prior to entering a legal commitment to purchase or making the final payment, the best way to enable you to minimise any potential risks and to make a properly informed decision, is to have your own independent survey.
Surveys are a kind of 'health check' for buildings. If you’re buying a finished property or would like to have your “off plan” property inspected, you should arrange for a survey to be undertaken to find our if the quality and finish correspond to what the seller/developer is claiming. From our experience a lot of new property owners have realized that a survey can actually save them money and relieve the stress involved in the buying process.
If there are serious construction problems, you can often re-negotiate the sale price of the property to reflect the cost of necessary repairs or you may even decide not to buy at all. For “off plan” purchases it is always good to know if the property has been finished as per the specifications set in the contract.
We will inspect and report on all the parts of your property taking photographs of all problematic places and unfinished works. We will then compile a report and send you an electronic copy, along with photographs, within a week of our inspection. We will also prepare a snag list in Bulgarian for the developer so that all works can be fixed and completed in a timely manner. After the client receives a notice from the developer that everything has been fixed, we can make a second visit at the client's request to make sure everything has been put to order and produce photographic evidence. The charge for the second inspection will be 50% of the price of the initial inspection. We are also able to offer a package of 2 inspections plus a DVD movie of the property.
